A nootropic, an anxiolytic and a remedy for insomnia - these are the three main characteristics of a substance that was synthesized in Russia more than 50 years ago and which continues to attract the attention of not only domestic but also global consumers. It improves psychological well-being, relieves anxiety and has a positive effect on verbal functions. This substance is phenibut.     Anvifen or Phenibut are drugs based on aminophenylbutyric acid with nootropic properties. "Noos" in Greek means mind, and "tropos" means change. The drugs activate the functioning of brain neurons, stimulating mental activity.

    Phenibut

    Positively affects the metabolism of brain cells. Patients note the following effects of taking Phenibut:

    • Suppresses lipid peroxidation, protects cells from damage.

    • Anticonvulsant.

    Facilitates the transmission of impulses through the GABAergic system, which is the main mechanism of “counteraction” to stress hormones. Improves blood supply to the brain. The properties of Anvifen and Phenibut do not differ from each other. When choosing a specific drug, other criteria are used.

    Cons:

    2. A large credit burden on income will not allow you to save for the future or vacation abroad. Every month, regardless of the circumstances, you will need to repay the same amount.

    Rent

    Pros:

    1. Renting practically does not carry any obligations.
    2. If necessary, you can change the rental property to another one at any time: in another area, city, at a lower or higher price, etc.
    3. You do not need to have official income.
    4. In addition to rent, available funds can be deposited as passive income or spent on travel.

    Cons:

    1. There is a chance that the landlord will want to sell the apartment or ask you to move out at any time.
    2. You can rent a home for decades, but still not have your own home without the opportunity to furnish it to your liking.

    Indications for use

    The drugs are used for many problems associated with the nervous system:

    • Sleep disturbances (insomnia, nightmares, restless sleep), especially in elderly patients.
    • Asthenic syndrome, including after severe somatic illnesses.
    • Neuroses, anxiety states.
    • Meniere's disease.
    • Tics and stuttering in children.
    • Enuresis.
    • Treatment of withdrawal from alcohol or drug intoxication.
    • Dizziness, the cause of which is dysfunction of the vestibular apparatus and for the prevention of motion sickness.

    Phenibut

    The drug Phenibut is most often produced in the form of tablets, less often in the form of a powder for the preparation of a solution or capsules. The active substance of the drug is aminophenylbutyric acid .

    Pharmachologic effect:

    • Psychostimulant.
    • Tranquilizing or anxiolytic.
    • Antioxidant.
    • Antiplatelet.

    When interacting with analgesics, antipsychotic and anticonvulsant drugs, Phenibut prolongs their effect and enhances it, but these drugs cannot be combined without the recommendation of the attending physician.

    As a result of taking Phenibut, patients improve memory and attention, stabilize their emotional state and normalize cerebral circulation. In children, the drug helps treat stuttering, nervous tics, enuresis and hyperactivity.

    Contraindications

    Anvifen and Phenibut are drugs with low toxicity, but there is still a list of contraindications:

    • Pregnancy. Studies have not revealed a negative effect of aminophenylbutyric acid on the fetus, but their number is not enough to allow the use of this drug, especially in the first 12 weeks of pregnancy. At later stages, the advisability of prescribing depends on the woman’s diagnosis.
    • Breastfeeding period.
    • Age up to 3 years. Reception is allowed only under the strict supervision of a specialist and according to clear indications.
    • Individual intolerance.

    For chronic diseases of the liver, kidneys, stomach and intestines, drugs are prescribed with caution. There is no significant drowsiness during use, but it is better to avoid activities that require increased attention.

    Mortgage: pros and cons

    Pros:

    4. If you lose your job during the loan repayment period, debt restructuring is possible. In the event of force majeure, part of the loan will be covered by insurance (which many for some reason consider to be an imposed service). But it is unlikely that it will be possible to negotiate with the tenant to reduce the monthly payment for six months in advance.

    Side effects

    When starting to take the drug, you need to pay attention to the possibility of adverse reactions:

    • Increased excitability, irritability, anxiety, drowsiness, headache and dizziness. They are associated with the paradoxical effect of the active substance on brain neurons, which occurs in a small percentage of patients.
    • Nausea, sometimes vomiting. These phenomena usually go away after a few days.
    • Allergic reactions - itching, rashes.

    Economic feasibility of rent and mortgage

    Using a specific example, let’s compare the costs of purchasing an apartment with a mortgage and the costs of renting real estate.

    Let’s immediately clarify that renting a home without the goal of saving up for your own apartment is always definitely more financially profitable than a mortgage.

    Mortgage

    Let us take the following conditions as initial data:

    • 1 room an apartment in Moscow worth 5 million rubles;
    • loan term – 10 years;
    • availability of savings for a down payment of 20% - 1 million rubles;
    • the average loan rate is 10% (forecast from the Central Bank of the Russian Federation at the end of 2017);
    • utility bills - 4,000 rubles;
    • the optimistic inflation rate is 4% (based on forecast data from the Ministry of Economic Development).

    When entering the data into a mortgage calculator, we get:

    • monthly payment – ​​52,880 rubles;
    • overpayment for the entire period – RUB 2,341,370.

    Taking into account all expenses, by 2027 the apartment will cost 8,033,450 rubles, namely:

    1. Mortgage costs – RUB 7,341,370.
    2. Property tax expenses for 10 years (approximately 1,500 rubles per year) – 15,000 rubles.
    3. Insurance (approximately 10,000 rubles per year) – 100,000 rubles.
    4. Utility bills – RUB 570,080.

    Dosage

    The basic dosage for adults and children over 12 years of age is 250 mg of Phenibut or Anvifen 3 times a day. If necessary, it is increased to 500 mg, but never exceeds 750 mg per dose. The maximum daily dose is 2500 mg; exceeding it causes overdose symptoms.

    In children 3-8 years old, therapy is started with a dose of 50 mg 3 times a day. A single dose can be increased to 100 mg, but not higher than 150 mg. For children 8-14 years old, the drug is prescribed 250 mg 3 times a day. In elderly patients, the single dose is also limited (no more than 500 mg).

    When should you take out a mortgage?

    The starting point here is the amount of your rent and the amount of the monthly contribution. If the monthly mortgage payment is equal to or less than the cost of renting an apartment, then you need to take out a mortgage. To understand at what size down payment and mortgage rate this becomes possible, you will have to do a little more math.

    Rent of a conditional apartment worth 3 million rubles is approximately 20 thousand rubles per month. In order to calculate the terms of a comparable monthly mortgage payment, we will use a mortgage calculator. With a mortgage rate of 15% and a loan term of 20 years, we receive the required payment of 20 thousand rubles with an initial payment of 1.5 million rubles (50% of the required amount). But this is the ideal option. In fact, it is profitable to stop renting an apartment and take out a mortgage even if you have a down payment of 30%.     Signs of overdose

    Like all psychotropic drugs, Phenibut and Anvifen have serious overdose symptoms:

    • Nausea, vomiting.
    • Severe drowsiness, lethargy.
    • Allergic reactions.
    • Changes in the cellular composition of the blood (increased eosinophil content).
    • Impaired liver function (if you take more than 7000 mg per day, fatty liver degeneration is possible).

    At the first signs of an overdose, the patient needs to rinse the stomach, take enterosorbents and urgently call an ambulance.

    Analogs

    In addition to complete analogues of Phenibut (Anvifen and Noofen), there are several drugs that have similar properties, but contain a different substance: Afobazol, Mebicar, Fezanef, Elzepam, Selank, Stresam. All of them have anti-anxiety and nootropic effects. Many of them have many additional properties and therefore should only be prescribed by a doctor.

    Over-the-counter analogues

    Most drugs that directly affect the brain are sold only with a doctor's prescription. The patient cannot independently understand the peculiarities of their influence on the body and dosage regimens. You can only buy Afobazol and Tenoten without a prescription. Nootropics do not depress the central nervous system and do not cause withdrawal symptoms after stopping use. But the effectiveness of these drugs is lower, so over-the-counter analogues are used to treat only mild degrees of psychoneurological disorders.

    Comparison of “mortgage” and “rent” options in numbers

    Let's assume you live in a large Russian city. By the end of this year they were able to save 1 million rubles. All that remains is to decide: to spend this money in 2017 on a down payment on a mortgage or to continue renting a home?

    Option #1. Mortgage

    The price of a one-room apartment within the city at the excavation stage is 3 million rubles. Repairs, furniture and household appliances will cost another million. Taking into account the down payment, we take out a loan from the bank for 3,000,000 rubles.

    The interest rate will be 14% per annum. Plus we put about 0.2% per month towards compulsory insurance (banks will not issue a home loan without it). We plan to completely close the mortgage in 10 years.

    With an annuity payment scheme, the monthly payment will be approximately 52.5 thousand rubles (I used a standard mortgage calculator for calculations).

    The total overpayment of interest, taking into account insurance, will result in 3.3 million rubles. In other words, after 10 years the initial cost of the apartment will more than double for the borrower.

    Option #2. Rental of property

    We place a million rubles of the down payment on a bank deposit at 8% per annum. For the year we receive 80 thousand rubles in interest.

    The monthly rental payment is 25 thousand rubles or 300 thousand rubles per year. If we assume that rent over 10 years will increase by 10%, then over the entire rental period the cost of rented housing will be about 3.3 million rubles.

    Almost all of these “arguments” are myths. For example, “own” mortgage housing is a myth. Until the mortgage is paid in full, the housing is pledged to the bank, which means it belongs to it.

    The only thing that can almost undeniably be taken for granted is inflation. Its total value over the last 20 years was 456%, and if we add in the crisis years of 91-94, we get a value of 4180%.

    2. If you lose your job, unfortunately, you will have to move out of your rented apartment. After all, it is much easier for a landlord to change a tenant than for a bank to find a new borrower to replace an insolvent one.
    3. Over time, the feeling of “suspended state” becomes more and more annoying. Students easily cope with a change of place of residence. But the older we get, the greater the need for stability and predictability. And when children are born in a family, there is an additional connection to kindergarten and school
